Home ownership for low to moderate income persons goal of non-profit - The Town Talk

Helping low to moderate income families and individuals become homeowners or have options when renting is the goal of the Inner-City Revitalization Corporation.

"We do housing for the homeless, low-income rentals and also home ownership," said Barbara Dashiell, executive director of the non-profit housing development corporation. "And the project you're seeing today is one of our home ownership projects."

Inner-City recently built two homes on Sanders Street in Pineville. Both feature the same floor plan - a three bedroom, two-bathroom house with an open floor concept in the kitchen and living area. The new homeowners for each will close next Friday (June 12.)

Inner-City plans to build another house on Sanders Street. 

"Houses are built to standard and above standard as you can see," said Dashiell.

"They're much sought after in the community," said Ginger Brown, chair of Inner-City's board. "When we are in the process of building, we have people already lined up to buy."

Recently, young people in their 20s qualified to purchase a home which Brown said was exciting since most of the people who typically buy the homes are older.

"We sell to low to moderate income persons," she said. "They have to have an income. They have to go through the qualifying procedure but they also have to have a conventional mortgage."

Brown added that they have a good working relationship with several of the banks who work with them on construction financing. Bancorp South helped finance one of the Sanders Street homes.

"We get a lot of good support in the way of funds and particularly assistance with our homebuyer training," she said.

"We do everything we can to help the homebuyer get into a house," said Dashiell. "They have to qualify through a bank with a mortgage and then we help them - up to $30,000 with down payment and closing costs assistance - and then the home is theirs."

Another project completed by the non-profit includes 67 houses in the Alsace Lorraine Subdivision in Alexandria.

Brown said the profit made from selling homes is put back into building another house and they are always looking for property to build.

Through a program with the Louisiana Housing Corporation, Inner-City has flipped houses and that's proved to be popular. So there are a variety of things Inner-City has done to help people purchase a home, said Brown.

"They're raising the bar in our neighborhood," said Pineville Mayor Clarence Fields who toured one of the homes. "We are so appreciative to the corporation putting forth the effort and providing affordable housing because that is a need in all of our communities. We just look forward to continually working with them and helping however we can."

"Home ownership is what we like to do," said Brown. "And we build a beautiful house. Al Turner is the contractor who has been working with us for years on that. Steve Fontenot is the engineer. They do a lot of good work - beautiful work - and make sure that it's done well and it's done right."
